A few weeks ago, we discussed roof flashing. But now that spring is in full swing, properly installed roof flashing is essential. Spring weather can be wild and bring with it heavy wind and heavier rains. May will soon turn to June, and early summer can be just as stormy as late spring. In this blog, we’ll cover why properly installed roof flashing is so necessary.

Two Types of Roof Flashing

There are two types of roof flashing that are commonly pressed into service. Roofing contractors refer to these types of flashing as either “exposed” or “concealed”. Let’s learn a little bit more about both, below:

Exposed Flashing: Exposed flashing is so named because this is a layer formed from metal placed on the outside of your home. By outside, we mean that this flashing goes into the joints of the house. Once exposed flashing is installed, it can improve your home’s resistance to the effects of all that unpredictable weather – be it rain and wind, or snow and hail. Common metals used for exposed flashing include copper, aluminum, stainless steel, and zinc.

Concealed Flashing: Concealed flashing, by contrast, can be made of metal, occasionally. More often, concealed flashing is given an adhesive backing so as to stick onto its intended surface. It also made from some sort of membrane – frequently something engineered to be weatherproof, such as what is known as bituminous coal fabric. Windowsills and underneath doorways are the areas of the home you’re most likely to find concealed flashing. In fact, these placements are meant to reduce incoming water damage. Aluminum isn’t ideal for use in concealed flashing, however. This is because aluminum reacts poorly when it comes in contact with cement mortar.

Properly Installed Roof Flashing Isn’t Something to DIY

When it comes to ensuring properly installed roof flashing, it isn’t something you can attempt as a do-it-yourself project. Unfortunately, having roofing experience is the best way to accomplish this project. Most homeowners don’t have that kind of experience. Professional roofing contractors can determine the best placement for roof flashing. If roof flashing isn’t installed correctly, not only will your home be more vulnerable to the weather, but mold, leaks, and overall structural damage are potential hazards too.
